What’s happening in our real estate market?
The low inventory trend has continued and even gone further than we’ve ever seen. As of the recording of this video, there are just 999 houses available along the Wasatch Front (including condos and townhouses). 734 of those 999 homes have come on the market in the last 30 days. What’s crazy is that there have been 2,263 closings in the same period, which means the number of closings is doubling the amount of inventory.
When people talk about “buyer’s market versus seller’s market,” they’re referring to the month’s worth of inventory on the market (if no other houses sold). Our insanely low inventory has presented both a challenge and an opportunity for our market. Sellers are often getting multiple offers for their homes after listing them—we’re seeing bidding wars of up to 10, 20, and even 30 offers. This flood of offers is discouraging some sellers from putting their homes on the market because of the sheer tedium of having so many people coming through their homes and choosing between so many offers.
